@lisasteirer definitely doesn't run small. It would fit a medium to large with the elastic waistband. If I had to guess I'd say the waistband would be slightly roomy on an 8, comfortable on a 10, slightly snug on a 12.

@jessyohan1 there is a little give in the actual material. the waist stretch is noted in description. the length noted in description is from neck line to hem.
