Collectible Canada Quarter sealed Elizabeth II DEI Gratia Regina coin 1953

You are buying a Collectible Canada Quarter that has been sealed in a book since I bought it years ago. It is in a white cardboard cover as you can see by the picture. It is Elizabeth II DEI Gratia Regina coin and on the back has a picture of a Moose/Deer and the year on the coin is 1953. It says the coin is 25 cents. I was told this was worth over $400.00 right now. Only looking to sell due to something unexpected. Comes from a nonsmoking and pet free home. I am open to reasonable offers.
