Mini stretch dress size 10-12 (pls read measurements) no tag

This is a brand new dress, kept unworn/ it was part of a boutique I had. It fits either a size 10 or 12 - please see measurements below. Armpit to armpit 17 inches Waist laying flat 31” - little stretch in the fabric Inseam 33” Hips 36” He has a left side zipper for easier access in an out.
