This is a lightweight, 100% cotton button-down shirt with a textured linen feel. It's not sheer, but it's very breatheable and casual. It's meant to have a relaxed, breezy, vacay look, not fitted/tailored. Perfect for summertime. I bought this from Amazon, it is no longer available in white (the model is wearing a beige one). It fits like the pictures, relaxed everywhere, so it fits like a loose Medium or regular Large. See measurements below.
